We specialise in bespoke residential architecture, including custom homes, renovations, extensions, dual occupancies and multi-residential developments. We also undertake selected commercial and mixed-use projects throughout Victoria.

3. Do you work across Victoria?

Yes. We work on projects throughout metropolitan Melbourne and regional Victoria, including coastal, rural, bushfire-prone (BAL), sloping and environmentally sensitive sites.

4. What is the first step in working with Loum Architects?

The process begins with an initial consultation where we discuss your goals, budget, lifestyle, site constraints and project vision. From there, we prepare a tailored proposal outlining the scope of services and design process.

5. Can you help with planning permits?

Absolutely. We prepare planning permit applications and liaise with local councils, town planners and consultants to help achieve planning approval as efficiently as possible.

6. Do I need an architect for a renovation or extension?

While not legally required for every project, an architect can maximise your home's potential by improving functionality, natural light, sustainability and overall value while ensuring the design complies with relevant regulations.

7. How much does it cost to hire an architect?

Every project is unique, so our fees are tailored to the scope and complexity of the work. Following our initial consultation, we'll provide a detailed fee proposal so you know exactly what is included before proceeding.

8. Can you work within my budget?

Yes. Establishing a realistic budget is an important part of our process. We design with your budget in mind and work alongside builders and consultants to help deliver the best possible outcome without compromising quality.

9. How long does the design process take?

Timeframes vary depending on the project's size and complexity. Concept design may take several weeks, while planning approvals, documentation and construction can take several months. We'll provide an indicative timeline at the beginning of your project.

10. Do you coordinate consultants?

Yes. We coordinate the consultants required for your project, including structural engineers, civil engineers, energy assessors, building surveyors, land surveyors, bushfire consultants, geotechnical engineers and other specialists as required.

11. Can you recommend builders?

Yes. We have established relationships with reputable builders throughout Victoria and can recommend builders suited to your project's size, location and budget. We can also assist during the tender process if required.

12. What happens once the design is complete?

After completing the design and documentation, we can assist with obtaining a building permit, selecting a builder and administering the construction contract to help ensure the project is built in accordance with the approved drawings.

13. Do you design sustainable homes?

Yes. Sustainability is considered throughout every project. We focus on passive solar design, natural ventilation, energy efficiency, material selection and thoughtful planning to create comfortable, high-performing homes.

14. Can you help with difficult sites?

Yes. We regularly design homes on sloping blocks, bushfire-prone land, coastal properties, flood-affected sites and other challenging locations. Every design is carefully developed to respond to the unique characteristics of the site.

15. Can I make changes during the design process?

Of course. Collaboration is a key part of our process. We work closely with you throughout each design stage, refining the design based on your feedback before progressing to the next phase.
